Home Inspector In Tulsa | Internachi Certified

My Promise

If you honor me by permitting me to inspect your new home, I promise to give you my very best effort. I’ll inspect your home as if it were my own.

Our Process

When you fill out a form, we will call you back at our earliest opportunity. Here are the questions you can expect to be asked which will give us a better understanding of the scope of work that needs to be performed on your house.

What is your name?
What is your number? (Is the number you called on a cell number that can receive texts?
What is the address of the house you want inspected?
What is the square footage of the house you want inspected?
Are there additional items not included in the base price that you want to add to the inspection?
Crawlspace
Sprinkler system
Outbuilding
Outbuilding with plumbing
Pool Inspection
What year was the house built?
Is the house occupied?
Are the utilities on?
How did you hear about us?
What date do you want to have the inspection performed?
What time is best for you on the date you have selected?

We will need to gather the following information as well:
Name
Email address
Cell phone number
Current Address (in the event we need to mail you documents)
How did you hear about us?
Agent’s name
Agent’s email address
Agent’s cell phone number

If you are confident that you want to just go ahead and schedule an inspection, rather than talking directly to a home inspector in Tulsa, you are more than welcome to visit our website at www.dhitulsa.com and click on the Schedule Now button. This will take you directly to the scheduling template. There are four screens that will need to be completed. Don’t worry, the input is relatively short and very user friendly. In fact, some of the fields will auto populate based on your answers. The information we will need is very similar to the information that I would need to gather from you should you decide to fill out a form requesting a call back. The information you will need to provide is as follows:

Once an inspection time and date have been agreed upon, as a home inspector in Tulsa, I will send out a confirmation email to let your know when the inspection will take place. Included in this email will be an inspection agreement that will detail out for you the things that will be included in the inspection. It will also document the things that are not included in the inspection. This inspection agreement must be signed and returned to me, a home inspector in Tulsa, before the inspection is done. You can sign the document on line and hit submit and I will receive notification that the agreement has been signed.

Also included in the email will be an invoice and an option for you to pay online. If you prefer I can also take cash or check on location. I can also take a credit card payment on location. However, I do charge an additional 4% to cover processing fees for credit card payments on location.

Payment must be received before the report will be issued.

On the day of the inspection I will arrive 30-45 minutes early so I can perform the inspection on the exterior before you and your agent arrive at the scheduled time. I do this so I don’t take up too much of your time. The exterior items can be evaluated without the need for the agent to be present to open the doors to the house.

When the exterior is complete, I will move to the interior of the home. I usually start in the kitchen to test out all the built in appliances. The dishwasher is usually the first, as I need to let it run an entire cycle to make sure it is functioning properly. Next I will move to the oven as I will need to make sure it is heating to an acceptable range compared to the actual setting.

From there I will move throughout the house in a counter clockwise order making sure to hit every room, hallway and closet. I will check the windows, doors, ceilings and floors, electrical, mechanical, the air conditioning unit(s), furnace(s), hot water tanks, attic space, and garage.

At the conclusion of the home inspection, as a home inspector in Tulsa, I will go through a verbal summary with the client and the client’s agent. I will point out the areas that I have identified as being deficient and will offer possible solutions. I will take all the time you need to answer all your questions.

After my fieldwork is complete I will finalize my report back in my office. As a home inspector in Tulsa I prefer to take some time to review the pictures I have taken and review my findings to make sure my report includes all the items necessary. I usually issue my report within a couple hours of the fieldwork being complete. It will be depend on drive time and if I have any more inspections that day following the inspection on your home. It may be a couple hours, maybe shorter. But it will always be issued the same day as the inspection.

Once I have issued you the report, please feel free to contact me regarding any items on the report that your are not clear about. My job as a home inspector in Tulsa isn’t finished until you understand everything in the report.
